Rental term

One month beginning on the installation date; extensions are billed in 30-day increments and approved before the original term ends. Staged items may not be moved, removed, used, or altered without written approval.

Delivery & pickup

Included within 10 miles of Olathe on standard packages. Additional mileage, difficult access, stairs, parking constraints, or unusual load-in will incur additional fees.

Booking & payment

Dates are reserved once the proposal is approved, the agreement is signed, and payment is received. Payment is due before installation; inventory is not delivered until payment and signed approval are complete.

Does the home need to be finished before staging day?

Yes. Staged rooms must be clean, accessible, and free from active construction, painting, flooring, repairs, and contractor work. Delays or blocked access may require rescheduling or added trip and labor fees.

Can buyers, sellers, or contractors use or move the staging furniture?

No. Hummingbird inventory is for visual staging and showings only. Furniture, art, linens, and accessories may not be used, moved, removed, or altered without prior written approval.
