Nest Building transforms a lived-in home into a buyer-ready property using the seller's furnishings and accessories whenever possible. We edit, rearrange, and restyle the rooms that matter most so they feel more open, intentional, and connected in listing photos and during showings.
The service is designed for real life. We work within the home's existing character and the seller's timeline, then recommend rental pieces only when they will meaningfully improve scale, flow, or presentation.

Rental pieces
Furniture and accessory rentals are optional and quoted separately based on inventory, rental term, delivery, pickup, and installation needs.

Time and added trips
Additional styling time is billed at $125 per hour in 15-minute increments. Extra deliveries or pickups beyond the initial and final trip start at $75.

Can occupied staging use only my furniture?
Yes. Hummingbird uses the seller's existing furniture and accessories whenever possible. Small furniture or decor rentals are recommended only when they will make a meaningful difference and are quoted separately.
What is the difference between a half day and a full day?
A half day includes up to three hours of hands-on restyling, while a full day includes up to seven hours. The right option depends on room count, readiness, and the amount of editing required.
Do I need to declutter before occupied staging?
Complete obvious cleaning and remove personal or excess items when possible. Targeted decluttering can be included within the agreed scope, or booked separately through Defeathering Your Nest for more hands-on support.
Can we keep living in the home after it is staged?
Yes. The design is created for an occupied property, but sellers should maintain the agreed layouts and styling for photography and showings. Any rented Hummingbird pieces must remain in place and be cared for until pickup.
